Whether you are buying, selling or leasing, you are making a significant decision that will affect every aspect of your life. Financially is the most blatant impact but what about drive time to work, cost of living through utility bills, maintenance on the property itself, will you be taking care of the landscaping? These are just a handful of the many questions that need to be considered and discussed before hand - so lets talk about them!
With that, there are a few reasons I obtained my real estate license. One of the most prominent ties to the first sentence above. When I bought my home 5 years ago, after finding the house and deciding to put in an offer- my agent simply said sign here, here and there, initial there and date that... I was the guy that drove everyone crazy at closing by reading all the contract documents turning a 45 minute process into nearly 2 hours. I can say I read it but that doesn't mean I understood everything.
That, I feel, is a detriment to not just to first time home buyers but our society in general that such huge financial undertakings are being made with little effort by some in the business to provide the clarifications and step by step review of what the contract, addendum & and amendments you are signing. Any document that is provided, I will review paragraph by paragraph so that the information is as clear and concise as I can legally convey.
When selling, starting off correctly in the beginning is pivotal. When providing a Comparative Market Analysis (CMA) to gauge the valuation of your home, simply plugging in the Bed/ Bath count and the sqft into a market calculator isn't good enough. I will put in the research required for the most realistic valuation to price your home right. This includes looking at the actual features and upgrades compared to your property, time on the market, location, ect.
If your property is overpriced and sitting on the market too long, it can hurt you in numerous ways. Not only are you accumulating the holding cost each month (continued mortgage, interest, taxes, utilities, ect), but even if you reduce the price to align with the correct valuation, there is a psychological perspective from a potential buyer of "Hmmm...its been listed a long time, is there a reason i should be worried about?" that can create hesitancy on their part.
I will not promote an inflated valuation or anticipation that is unrealistic just to gain your business. If you feel the valuation is lower than your expectation, that is absolutely something that we should talk about and reevaluate but I will not intentionally over promise you something just to get my foot in the door with you.
